Fire Alarm Compliance Checklist for Indian Commercial Buildings
Fire alarm compliance in India is non-negotiable for commercial buildings — and the consequences of getting it wrong range from failed inspections to criminal liability. Yet many facility managers still approach compliance reactively, scrambling before an audit rather than maintaining a system that's always inspection-ready.
What Indian Regulations Require
The National Building Code (NBC) 2016 and IS 2189 set the baseline for fire detection and alarm systems in India. Any commercial building exceeding 15 metres in height — or classified Group E (business), Group F (mercantile) and above — needs an automatic fire detection and alarm system (AFAS). Local fire authorities and municipal bodies layer additional requirements on top, particularly for IT parks, hospitals, and high-density offices.
Core mandatory elements include automatic smoke and heat detectors in all occupied zones, manual call points within 30 metres of any point on a floor, a central fire alarm control panel accessible to fire services, and audible-visual alert devices throughout. Buildings above 5,000 sq ft typically benefit from analogue addressable systems, which pinpoint faults to an individual device rather than an entire zone.
The Compliance Checklist
Installation:
- Detectors installed per IS 2189 spacing guidelines for the occupancy type
- Control panel located in a secured, always-accessible position
- All cabling is fire-rated as required under IS 694 or equivalent
- System type matched to building size — addressable panels recommended for larger premises
Testing and Maintenance:
- Weekly functional test of manual call points, logged on-site
- Monthly rotational detector tests, zone by zone
- Annual comprehensive inspection by a licensed fire safety agency
- Service log maintained on-site for a minimum of three years
Documentation:
- As-built drawings showing every device location and zone boundary
- Current test certificates from a BIS-recognised vendor
- No-Objection Certificate (NOC) from the local fire authority before occupancy
- Designated, trained fire safety officer on record
Choosing the Right System
EST (Edwards) and Notifier are the two most specified fire alarm brands in Indian enterprise projects. Both support analogue addressable architectures, giving you precise fault location down to the individual device — critical when a fault alarm at 2 AM needs to be triaged without evacuating an entire floor. Conventional systems suit smaller or lower-budget premises where zone-level identification is acceptable.
For multi-site businesses, networked panels allow central monitoring of all locations from a single dashboard. Foxnet Securitas deploys EST and Notifier systems across India and manages the full compliance lifecycle: design, installation, commissioning, and annual testing. See how we work on our fire alarm services page.
If your building is due for an inspection or you're fitting out a new site, book a call with a Foxnet specialist to review your system against current NBC and IS 2189 requirements — before the auditors do.
